  Vacation Home Rental Agreement

Rental Terms and Conditions:

Check-in Time: The property will be available for occupancy at 4:00pm local time on the beginning date of the rental / lease. 

Checkout Time: The property must be vacated by 10:00am on the ending date of the rental / lease we must be able to enter the home at this time. If you are unable to vacate the property by 10.00am it may be necessary to charge for an additional days stay.

Security Deposit: You’re Credit Card will be held on file. In the event that there are damages to the property during your stay, the damages will be charged to your credit card on file and the receipt will be mailed to you along with any relevant documentation. Please ensure that the following provisions are met, to avoid any additional charges.

a.         No damage is done to the home or its contents.

b.         No linens or household items are missing.

c.         No early check-in or late checkout.

d.         No smoking or evidence of smoking in the home.

e.         All debris, garbage and discards are placed in the supplied containers.

f.          All soiled dishes and utensils are stored, or placed in the dishwasher.

h.         The maximum occupancy of the home was not exceeded.

i.          The home is left in a neat (as found) condition.

j.          Illegal substances are strictly prohibited and grounds for immediate eviction.

k.         No pets or evidence of pets on the property.

Severe Weather: Rents or deposits are not refundable due to cancelled or shortened stays. For example departures due to inclement weather do not warrant refunds.

Hurricane Policy: In the event of a hurricane if there is a Mandatory Evacuation for the specific area where the property is located, your rent will be prorated to allow for the vacation time missed due to the evacuation.

Force Majeure: There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include but are not limited to destruction of or severe damage to the property. In the event of Force Majeure, we will do our up- most to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you we will then refund all monies paid. This will be the full extent of our liability to you in such circumstances and we will not be responsible for any other cost connected with any such cancellation, howsoever arising.

Community Rules: Guest agrees to abide by the rules of the community. These may be posted in the unit or at the office or pool area. These rules may change from time to time.

Minimum Stay: The minimum stay is three (3) days

Utilities: Provided are electricity, water, trash removal, basic cable and local telephone usage.

Pets: No pets of any kind are allowed on the property.

Smoking: This is a non-smoking home. You are permitted to smoke outdoors on the deck and ashtrays are provided. Cigarettes butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a minimum fee of $200.00 and any additional charges necessary to remove smoke odors from the home, furnishings and or linens.

Maximum Number of Occupants: The house is to be occupied by no more than fourteen (14) persons at a maximum.

Age Requirement: The property owner will not rent/lease to persons under 25 years of age unless accompanied by a responsible adult guardian or parent. No chaperoned groups. Please note that violation of this provision will subject guest to significant penalties which are necessary to protect the property owner, because of the fact that this lease / rental is a short term vacation rental.

Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of any and all deposits and or rental monies received and said parties reservation cancelled.

Inclusive of Rental Fees: Rates include a one time linen setup and cleaning service at the time of departure. There is no daily maid service. An initial set up of paper goods, trash liners and toiletries is provided. Extra items needed are the responsibility of the guest/tenant.

Checkout procedures: Prior to checkout, all dishes, utensils, and kitchen appliances should be washed and put away. All trash should be bagged and in the provided containers at the side of the house. All used towels should be placed in the laundry room. Beds may be left unmade with sheets and pillowcases left on.

Lost Items: We will not be held liable or responsible for items left behind, lost or stolen. However if you do leave an item after checking out and wish to have it returned, call us as soon as possible and if found we will arrange for shipment.
